Pest Control for NYC Property Managers

NYC Extermination handles pest control for property management companies across New York City. Every building gets its own plan and a monthly schedule, and you get a written report after each visit. If a tenant calls 311 and the building gets a violation, we write you a letter that shows the building is under contract, how often we come and the treatment plan. About 9 or 10 management companies send us work today, across roughly 30 buildings.

Under Local Law 55, owners of buildings with three or more apartments have to keep every apartment free of pests. Roaches and mice move between units, so one missed apartment can bring back the whole building, and tenant complaints can turn into violations.

One Team for Every Building You Manage

Each building gets its own assessment, plan and visit schedule. Our owner, Jeff Pasternack, and a small team of three exterminators handle the work, so a small group of people takes care of all your buildings.

Adding a New Building

A new building starts with an assessment, not a first treatment. We walk the basement, the backyards, the hallways and any apartments with complaints. That shows how bad things are, which sets the price. It also turns up the work a building needs beyond spraying, like rat burrows, holes where concrete meets and birds roosting over doorways.

When a Tenant Calls 311

When tenants call 311 about rats, bed bugs or mice, the building can get a violation. When that happens, we write the management company a letter. It says the building is under contract with us, how often our team comes and what the treatment plan is.

Paperwork You Can Keep

After each visit, you get a written report. It lists the units we treated, what we found and every product we used, with its EPA registration number and active ingredient. Keep these with your building records.

What the City Expects From Owners

New York City’s fact sheet on Local Law 55 of 2018 says owners of buildings with three or more apartments must inspect every apartment and the common areas for roaches, rodents and mold at least once a year. Vacant apartments have to be cleaned and free of pests before a new tenant moves in. Owners must use integrated pest management, and any pesticides have to be applied by a pest professional licensed by the New York State Department of Environmental Conservation. Owners also give tenants a notice about these rules with the lease.

Bed bugs have their own rule. Under Local Law 69 of 2017, owners of multiple dwellings file a Bedbug Annual Report with HPD between December 1 and December 31. It covers November of the year before through October. Only the registered owner or the managing agent can file it, and HPD may issue a violation if it isn’t filed by December 31.

Here is where we fit. Every job follows integrated pest management, our business is registered with the DEC, and our visit reports give you a record of what was treated and when. The yearly inspection and the bed bug report are still the owner’s job.

What It Costs

Monthly service for a building usually runs $200 to $500 a month, depending on the building. Rat work, bed bug treatment and exclusion work are priced separately, after the assessment.

How Fast We Respond

Same day when the schedule allows, usually within a 4 to 6 hour window. Next day is normal. A real emergency can be same day, sometimes after hours.

Frequently Asked Questions

Who is responsible for pest control in a NYC rental building?
